SM Room for Rent: BDSM Spaces in the Netherlands and Beyond

At home you can only do so much. Neighbors listening through a thin wall, kids barging in at four on a Saturday. And even with plenty of room, you don’t hang a suspension point off a sheet of drywall.

So people rent a BDSM room. An afternoon, an evening, now and then a whole weekend. You walk into an SM space where everything is ready, and afterward you clean up and drive home. No one else sees you.

Below is an overview of spaces I have come across over the years, sorted by country and by province. Some are professional studios with a website and a booking system. Others are just someone’s attic at home, findable only through Fetlife. Both can be fine. Honestly, those attics are often more personal.

BDSM room, SM space or SM room: same animal

The names blur together. One person puts SM room for rent above their ad, the next calls the exact same attic a BDSM room. On foreign sites it’s an SM room. Always the same thing: a closed-off space with gear you have no room for at home. Search only one of those terms and you miss half of what’s out there.

Two words do say something extra.

• An SM cottage is a detached holiday house with a dungeon inside, usually somewhere in the woods, and you rent it by the night instead of by the hour.
• An SM B&B is a bed and breakfast where you don’t have to explain what you’re coming for. Sometimes a full play attic comes with it, sometimes it’s no more than a solid bed and a host who doesn’t blink.

You’ll find those two below in Valkenswaard, Meppel, Groningen and Wittenberge. The rest are rooms and studios you pay for by the hour or the half-day.

What to check before you book an SM space

Renting an SM space is not the same as booking a hotel room. This is what I always check myself, and what you’re free to ask about before you transfer any money.

• Is the owner present? At some addresses the owner lives in the same building. That doesn’t have to be a problem, but you want to know beforehand and not discover it halfway through.
• What’s included? Towels, linens, a shower, drinks, parking. With one everything is thrown in, with another you pay per item.
• Can you bring your own gear? Usually yes. Ask anyway, especially with rope, electro, or anything with needles.
• How clean is it? Faux leather and vinyl clean up well, wood and rope not always. Ask how they handle it between two bookings.
• How do you get in and out? A private entrance on a quiet street makes a big difference if discretion matters to you.
• What happens if you cancel? Put the cancellation terms in writing, even if it’s just in the app.
• Is there a place to land? After an intense scene you don’t want to walk straight out the door. A couch, a shower, something to drink. Aftercare is part of it, and a space with no place to rest is half a space.

More important than the room, by the way, is what you agree to inside it. Limits, a safeword and clear expectations get sorted beforehand, not on the spot. I wrote about that separately in meeting safely.

How to read this list

I don’t rent anything out myself and I earn nothing from this. Where can I rent a BDSM space? is one of the questions that comes in most often, so I keep track of the answers. I don’t know all of these spaces from the inside. Treat it as a starting point and not a seal of approval: the fact that something is listed here says nothing about its quality.

Prices are indications from the moment of writing. Rates change, spaces close, addresses move. Always check the website or profile itself before you make plans.

For spaces reachable only through Fetlife I don’t list private email addresses. Those are on their profile, and that seems more decent toward the people who rent them out.

Netherlands

Most of the supply is in Brabant and around Amsterdam, but by now there’s a BDSM room to be found in almost every province. First the overview, then the details by province.

Drenthe

D_Hof (Meppel / Dwingeloo)

A play attic above a bed and breakfast, on a dead-end road. You rent it by the half-day and can stay the night. That makes it one of the few real SM B&Bs in the country. You don’t have to hit the highway at midnight on wobbly knees.

• What? Play attic above a B&B.
• Setup: Various play gear, private bathroom and toilet.
• Overnight? Yes, there are six rooms.
• Extras: Bar, lounge corner, sauna, breakfast, outdoor area.

Flevoland

Het Blok (Almere)

A hundred square meters, and privately rentable for up to thirty people. That makes this the largest play space in the Netherlands you can simply book as a group. Note what isn’t there: shower, overnight stay and play gear you arrange yourself.

• What? 100 m² play room with a 20 m² kitchen, privately rentable for up to thirty people.
• Setup: Large leather couch, cross with LED lighting, spanking bench, small cage on wheels, large cage on wheels, several suspension points, massage table, queening chair combined with king chair, electric gynecological chair with straps, Bluetooth speaker. There is no further play gear, so bring your own.
• Overnight? No, and there is no shower either.

Kamer Bidsum (Almere)

A second address in Almere, and a very different kind of place: not its own location with its own site, but a discreet room rented through Secret Rooms. You only get the address after booking. It’s on the Gooisekant business park, about nine minutes from the A6.

• What? Themed room, set up for two people.
• Setup: St. Andrew’s cross, electric hoist, swing, gynecological chair, pain bench, red horse.
• Overnight? No.
• Price: From €99 for two hours.

Gelderland

Donnafiera (Arnhem)

The best known of the bunch, with several rooms and a calendar that includes workshops too. Handy if you’d rather start by learning than dive straight into play.

50 Shades (Zaltbommel / Waardenburg)

A room with its own entrance, so you don’t have to walk through someone else’s living room. For anyone who weighs discretion heavily, that’s a bigger advantage than it sounds.

The most complete of all the Dutch addresses on this page, and the only one with horse stables. You rent an SM room, a studio or a cellar there, and a kinky B&B comes with it. No ID needed, freely located in the green heart of the Betuwe, and easy to reach from the whole center of the country.

• What? Private location with an SM room, an SM studio, an SM cellar and a B&B.
• Setup: Extensive gear list on the site. The horse stables are separately rentable for bondage play, ponyplay or a photo shoot.
• Overnight? Yes.
• Extras: Packages possible. They call themselves easygoing and say nothing surprises them.

UnityCorp Ensamble (Tiel)

An odd one out in this row, and I add it with a caveat. This is first and foremost a professional photo studio you can also rent on its own, and it shows up in the Secret Rooms offer. It’s not a furnished play space, but it is a large closed-off space with lighting, backdrops and dressing rooms. For shoots, and for those who bring their own setup.

• What? Spacious photo studio, rentable on its own.
• Setup: No BDSM setup. Professional lighting, backdrops, styling and dressing rooms.
• Overnight? No.
• Extras: Parking, a print service for your own photo work.

Groningen

Kink-friendly B&B north of the city

No dungeon, but a real SM B&B: a house where you don’t have to explain anything. Iron-frame bed, ceiling beams, fixed attachment points. For rope work and quiet play that’s plenty.

Playroom in the Veendam area

The owner is present in the building, but sits in a different section. He puts it this way himself: if you need something, he’ll bring it or fix it, and if you need nothing, he leaves you completely alone. For anyone who can live with that, this is one of the cheapest options in the country.

• What? 20 m² playroom with private entrance, shower and toilet, suitable for two to three people at once.

Private location, 150 m² (Tilburg)

Three parts: a play space, a lounge to recover in and a sauna. Big enough for a party. During the day it’s also rentable for photo and film shoots, by appointment only.

Woodland cottage (Valkenswaard)

The best-known SM cottage in the Netherlands, and the most special on this list. A detached cottage in the middle of a large forest, with a fully equipped dungeon inside, or dungeon if you want the plain word, and a play forest outside: a cross, a bondage swing, spanking benches, stocks, an oubliette. Anyone who has ever wanted to play outdoors without any chance of an audience finds the place here. The owners, by the way, are level-headed about what you get: it’s a real forest, so sometimes it’s the sun and the autumn colors and sometimes a rain shower, and a woodland cottage is not a suite at the Hilton.

• What? Detached cottage on its own woodland plot. Next to the cottage there’s a play shed and a play cabin.

Domination Palace (Valkenswaard)

An old familiar name in Valkenswaard, on the Eindhovenseweg. Women work there, but you can also just rent the rooms without any staff involved. Then you play together and use the house only as a set.

• What? Five furnished rooms in a detached building, also rentable on their own.
• Extras: House bar with a drink beforehand, shower, an explanation of the equipment if you ask for it.
• Overnight? No. Open Tuesday through Friday from 12:00 to 21:00 and Saturday from 13:00 to 20:00.
• Price: On request. Cash, debit and credit card.

Kinky Playhouse (Borkel-Schaft)

• What? Spaciously set up play space with themed rooms, also suitable for workshops.
• Setup: Several themed rooms, including a medical room, a prison, a schoolroom and a torture room. Bondage bed, spanking benches, suspension frames.
• Overnight? No.
• Extras: Facilities for workshops and training, an extensive collection of toys, private parking.

Several spaces in one location, with a kitchen, a bathroom and an extra bedroom thrown in. The setup is solid but not extremely extensive, and that makes it a fine place for a first time.

Also known as the Kinky Suite, and kinkysuite.nl leads to the same address. Three floors in the middle of the city, and you can stay until the next morning.

• What? Erotic suite across three floors, near the Nieuwmarkt. Downstairs a lounge with an open kitchen, on the second floor a BDSM bedroom with a bathroom with a jacuzzi and rain shower, and above that a large attic with mirrors and a swing.

The owners describe it themselves as a studio that increasingly resembles a fetish shop, packed with toys you’re all allowed to use. That matches the inventory list pretty well.

• What? The complete second floor of a private home, 50 m², with a fully equipped play room and a second play and relax room.

A sex club that rents out its BDSM space on its own, by the hour or the half-day. The operators are into the lifestyle themselves and keep the price deliberately low for that reason, they say. Close to Amsterdam and Haarlem, and parking is easy.

No dungeon, and they say so emphatically themselves. Behind a bookcase in an old building in the center sits a suite that two artists built over three years: mosaics, color and a lot of humor. More sensual than hard, with a love swing and bondage hooks for those who want them. If your partner is put off by black walls and cages, this is the place to start.

A kinky couple with a fully furnished play room in a separate building on their own plot. So you’re not inside someone’s house, but you are on their property. The enclosed back terrace is the selling point: there you walk around in whatever gear you want, or in nothing at all.

Utrecht and surroundings

Discrete room (between Utrecht and Den Bosch)

You won’t rent a more central SM room in the Netherlands. From Utrecht or Eindhoven you’re there within the hour.

• What? SM room in a detached farmhouse, with an SM B&B and a 32 m² play paradise too.
• Overnight? Yes, there’s a bed and breakfast.
• Price: €150 for two hours in the play paradise. See the website for the rest.

Note: this operator has several storefronts. KamerRendezVous, with a log cabin in fifty shades of grey where you check in at six in the evening and leave at ten the next morning, runs on the same phone number. SM Paradijs too. SM Studio Nederland (Amersfoort, Almere and Utrecht)

An operator with three branches and several studios per location, and the only one on this page with a license. Professional Mistresses work there, but the studios are also rented out on their own. Amersfoort has three themed rooms; in Almere five of the rooms have air conditioning.

Housed in what used to be club DOMA. The setup is still at club level rather than attic-room level.

Not a business, but someone’s own play space in an ordinary house, lent out selectively when the owner is home and not using it himself. You don’t pay a rate but give a contribution toward wear and tear. He cleans, does the laundry and provides a drink.

• What? Private play space in a residential home, not a sex venue.
• Setup: Sling, swing, bondage cross, massage table, bondage ropes, electric hoist.
• Overnight? No.
• Extras: Air conditioning or heating by season. No smoking anywhere in the house, and conspicuous clothing outside the door is not appreciated.
• Price: No fixed amount, a voluntary contribution.

De Speelkelder (on the edge of Rotterdam)

Started when the owners noticed other BDSMers also wanted somewhere to play undisturbed. They say honestly that they don’t need to become friends with everyone, but that it is for and by friends. The site is online, only you need an access code to get further. You get that by sending a message.

• What? Cellar set up as a BDSM play space, suitable for up to four people.
• Setup: Large lockable cage with a mattress, St. Andrew’s cross, hanging bench, several ceiling hooks, electric hoist, stool with bottle caps. Antwerp

SPNKD (Antwerp)

• What? Luxury 200 m² playroom.
• Setup: Bondage beds, St. Andrew’s cross, rings on floor and wall, hoists, cage.
• Overnight? Yes.
• Extras: Tools and towels included, underfloor heating.

Room to Rent (Kasterlee)

Between the meadows, and rentable only on weekends, in blocks of four hours. You come in via the driveway at the back, where there’s a gate and where they wait for you with your play case. It doesn’t get more discreet.

• What? Five parts around a central hallway: a large 32 m² play space with an adjoining 6 m² open kitchen, a small 16 m² play space, a 6 m² bathroom and a toilet.
• Setup: In the large space, bondage and suspension at two points, with bamboo for shibari, a St. Andrew’s cross, a gynecological chair, a bondage seesaw chair with elastics and a spanking bench with interchangeable tops between a flat section and a wooden horse. A detached house in a discreet location in Balen, close to Eroxx and Climax. The nice thing is that it isn’t a bare studio but a real house where you can also just sit. There’s a piano, a guitar and a cajón, and a dartboard. You won’t find that anywhere else.

• What? Warm, cozy house with a 30 m² BDSM playroom, for up to four people.
• Setup: Two-person BDSM bed with two cages underneath, sling, small horses, St. Andrew’s cross, pillory, gynecological chair, punishment bench. The Box of Pandora is full of toys, clamps, whips and cuffs.
• Overnight? Yes.

Discreetly located in a residential zone, easy to reach via the E17, E19 and A12, and you can park anonymously. They work with fixed formulas instead of an hourly rate, and that makes the math a lot simpler.

Germany

Germany has by far the largest supply. And it’s better organized there, because a booking platform exists where you pay for a time slot the way you book a hotel room: My Playrooms. Ninety-seven spaces at the moment, ninety-five of them in Germany and two in Switzerland. Per space you see the square meters, the layout, the setup, the house rules, the cancellation terms and a calendar of free days. That saves a lot of back-and-forth messaging.

Below they’re all listed, grouped by federal state. I start with North Rhine-Westphalia, because that’s the only part of Germany you can still reach from the Netherlands for a single evening. For the rest you’d sooner set aside a weekend.

How to read the German prices

Three things work differently there than here, and they explain why some rates look suspiciously low.

• An hourly rate almost always comes with a minimum. SM-Relax in Krefeld lists €10 per hour, but you book at least four. So that’s €40 and not €10. Studio ARTgerecht lists €5 per hour at a minimum of eight hours: €40 for a whole day.
• There’s a surcharge per extra person on top. At the FLAIR apartments that’s €40 per night, at Hall of Cupiditas €110. The listed price is for two.
• The owner often has their own site too. Secret Avalon in Braunschweig notes it on its profile: over the platform it pays commission, so its prices there are higher than on its own website. So check both before you book.

Booking happens in two steps. You send a request with your date and the calculated amount, and the owner accepts or declines. You pay directly to them, not to the platform, and many owners want part up front. Cancellation is usually free up to thirty days before arrival, but the exact terms are listed per space. You need an account, for which an email address is enough, and only the owner of your booking sees your details. The rest is in their own guest guide.

North Rhine-Westphalia

The border region. The only part of Germany still doable from the Netherlands for a single evening: Krefeld and Mönchengladbach are eighty kilometers from Venlo and Roermond, Gelsenkirchen and Bottrop ninety from Arnhem. Seventeen spaces on the booking platform, more than all of Belgium put together, plus a few addresses you have to look for elsewhere.

SM-Relax (Krefeld)

The closest of them all. Eighty kilometers from Arnhem and from Maastricht, so wherever you are in the Netherlands, this is almost always the shortest drive. Four hours for forty euros.

Two addresses from the same owner, and from Limburg the closest by: sixty-five kilometers from Maastricht. The studio is in the center and doable by public transport, which for a play space is rare.

• What? Studio ARTgerecht is a 130 m² house with seven rooms on the Erzbergerstraße. ViaMea is a 105 m² apartment with four rooms, opened in 2022.
• Setup: Amply equipped BDSM studio, a lounge space with a large lounging area and a flatscreen.
• Overnight? Yes. Studio ARTgerecht up to four people, ViaMea up to two.
• Extras: Towels, bathrobes, bedding, coffee, tea and non-alcoholic drinks included. A Sybian from €50, fucking machine from €30, electrostimulation from €20 bookable on top. Air conditioning and a bath in the studio.

Two apartments in the same building, ninety kilometers from Arnhem or Venlo. Together good for more than two hundred reviews averaging a 4.8 and a 5.0, and no other address on the platform comes anywhere close. The setup is more extensive than almost anything you’ll find in the Netherlands.

• What? FLAIR-Vita is 120 m² with five rooms, FLAIR-Touch 90 m² with three. Both with a bedroom, kitchen, shower room and balcony.
• Setup: Bondage bed with a cage, standing cage, bondage frames, St. Andrew’s cross, pillory, punishment bench on wheels, electric winches, various pulleys, electrically adjustable slave chair, two slings, throne, prison cell, massage table, gynecological chair, medical exam table, rack. The leather cocoon they show at fairs hangs in the apartment the rest of the year and is included in the price.

This one isn’t on My Playrooms and isn’t on Fetlife, but is simply rented out as a holiday home via Vrbo. Essen sits next to Gelsenkirchen and Mülheim, so travel-time-wise you’re in the same corner: a little under a hundred kilometers from Arnhem. A private entrance, adults only, and a clinic corner thrown in.

• What? Fetish apartment of about 110 m² with a private entrance, in Stadtbezirke IV.
• Setup: High-quality SM furniture and toys, plus a separate clinic room.
• Overnight? Yes, you rent by the night.

The cheapest entry on this whole page, and immediately the barest: one 20 m² room in a motel on the Industriestraße. No overnight stay, no kitchen, no lounge corner. But an hour for fifteen euros.

Kinky Revolution (Düsseldorf)

Another one off the platform.

• What? Several furnished play spaces, rented to couples by the hour.
• Setup: St. Andrew’s cross, rack, bondage rack, gynecological chair. All furniture has ample attachment options. The spaces are themed: studios, leather rooms, a latex floor, white rooms and bathrooms.
• Overnight? Not stated.
• Extras: Extra toys on request, an explanation if you ask, private parking. All gear is maintained and disinfected.
• Price: Not listed on the site, so ask.
• Contact: kinkyrevolution.de

Rhineland-Palatinate and Saarland

After North Rhine-Westphalia this is the next region. The Westerwald and the Lahn valley are a good two hours’ drive from Maastricht, Saarland a good three.

The standout here: in Saarlouis six spaces sit at one address. Exotic Room, Kinky Grotte, Hypnotic Suite, Secret Garden Suite, Studio Wetroom and Sweet Poison Playroom belong to the same hotel, right by the motorway exit, with parking behind the building where no one can see in. Rooms of fifteen to twenty square meters, with bedding, towels, hygiene items, condoms and wifi in the price, and sex toys on request.

The rest of this region is mostly holiday houses in the green. Wilde Wutz in the Westerwald, SMimmi and Wilde Erotik in the Lahn valley, Dunkelwald_Domizil on a wooded plot of 2,500 m² in the Palatinate with two play spaces downstairs and room to play outside too. Red Silence near Koblenz is the opposite: a sleekly designed suite, by the hour or the night. The JOY Penthouse in Kaiserslautern is really not a play space but a date apartment of 30 m² with a 40 m² roof terrace and a key safe, fully contactless.

Freiraum Saarbrücken deserves a separate mention: a 120 m² apartment on the ground floor of an anonymous apartment block, with a beam room with a bondage recliner and suspension points for bondage, a throne room with a bondage frame, winch, slave bench and a metal two-person bondage bed, and a bar area to drink coffee in between.

Hesse and Baden-Württemberg

Dark-Moments in Wabern sits right in the middle of Germany and stands at a 4.9 out of seventy-three reviews. Outside the border region no one does it better. Chamber with Secrets in Schotten has three themed worlds under one roof: a medieval magic school, its own little church with a confessional, and a steampunk doctor’s practice. A whirlpool on the terrace thrown in.

In Baden-Württemberg, House of O near Karlsruhe is the best known. Two hundred and ten square meters in the Rijnhaven, eight overnight guests, up to fifty people at a party, and an inventory that reads like a catalog: electric hoist, gynecological chair, St. Andrew’s cross, Raptor, device bondage, standing cage, pillory, floor pillory, kneeling horse, punishment horse, bondage chair, nail chair, Spanish horse, spanking board, oral pillory, waterboarding tub, height-adjustable Czech wall and glory hole. From €11 per hour at a minimum of three hours, which for that setup is ridiculously little.

Kinkyzimmer in Lahr is the reverse, and honest about it. In their own words: everything you get on 300 m² elsewhere they’ve crammed into 46 m², and do you really need three hundred square meters for sex? A 4.9 out of twelve reviews apparently says no.

Lower Saxony, Hamburg and Schleswig-Holstein

The north. Everything here is at least 250 kilometers from Arnhem, so this is weekend work.

Mistress Empire in Hamburg is, at 320 m², the largest BDSM studio in northern Germany. Four themed rooms, all rentable on their own by the hour: Playroom (45 m²), Klinik, Romance and Jungle, that last one barely thirteen square meters. The Playroom has a St. Andrew’s cross, a standing box, a rack, a worship throne, a horse, a facesitting lounger with a fucking machine, a gynecological chair with dildos and a two-by-two-meter bondage bed with a built-in cage.

Hillwood House near Sottrum sits on a hilltop in a wooded area on a largely non-overlookable plot, and everything is in the price: no add-on bookings, no surprises afterward. The Desire in Hohenlockstedt was built by a couple who traveled through Germany themselves for years and never found what they were after, too fussy or too little room for a real session. Das Treibhaus near Kiel does €55 per night, and only SM-Relax in Krefeld sits lower still at fifty euros.

Secret Desire and Black Rose (Gifhorn)

Gifhorn is in Lower Saxony, a bit above Wolfsburg. Two apartments from the same owner, with an identical description, so do ask what the difference is before you choose.

• What? Two 80 m² SM homes with separate play and sleeping areas.
• Setup: St. Andrew’s cross, Spanish horse, slave chair, gynecological chair, punishment horse, lying cage. The peculiar detail is a see-through glass wall to the shower room, with fixation points in the shower itself.
• Overnight? Yes, up to five people. Self check-in.
• Extras: Kitchen, bath, wifi, TV, hairdryer, free parking.
• Price: €70 per hour at a minimum of two hours, or from €230 to €250 per night with €50 per extra person.
• Contact: Via My Playrooms or the Airbnb listing.

Berlin, Brandenburg and Mecklenburg-Vorpommern

ATRIUM is the largest BDSM studio in the capital. Eight hundred square meters, sixteen themed rooms, a hall with ceilings of over four meters, a large roof terrace and 140 m² of fetish clinic, within walking distance of Südkreuz station. Eight of those rooms are also rentable privately, by the hour or the night. You get an explanation of the equipment if you ask.

The other three Berlin addresses are smaller and homier. The Obsidian Suite is furnished with pieces from StyleFetish and Casa Padrino, Suite Casa Frivolica has three themed rooms in the green south of the city, and the Fetish Suite in Kreuzberg is also rented out to photo and film productions.

Sweet Mansions (Wittenberge)

Between Hamburg and Berlin, and unlike everything above: you sleep in a caravan and play in a timber-frame barn or simply in the private forest. Anyone who arranges it beforehand can come in winter too, snow bondage included. Not on the booking platform.

• What? BDSM campsite.
• Setup: Large play space in a timber-frame barn, a big private forest.
• Overnight? Yes, in a fully furnished caravan.
• Extras: Suitable as a photo and film location. Open in spring, summer and autumn, winter on request.
• Price: Around €40 per night for two people, cheaper for a longer stay. Anyone short on money can get a discount by helping with the odd jobs.
• Contact: sweetmansions.eu or via Fetlife.

Saxony, Saxony-Anhalt and Thuringia

The east has the most spaces per square kilometer, and the cheapest too.

Der Gutshof near Nordhausen is an SM hotel with five separate apartments: ChaletWelt, RomantikWelt, LatexWelt, FesselndeWelt and SchwarzeWelt, from 100 to 180 m². The ChaletWelt has eight-meter-high roof beams and a deliberately light setup, for people who want to start carefully. The SchwarzeWelt is the other extreme: a 70 m² play space with fifteen play devices and a sauna and relax area of over 50 m². Add-ons run from a Sybian (€40) to a latex sarcophagus (€150).

TheKink near Osterburg is in a castle. Six suites of 101 to 137 m², all €400 per night for two, with the BDSM furniture in the cellar vaults. TheFloat comes with a large rubber floating basin, and there’s a pool and a sauna.

And then Crimmitschau, where four eighteen-square-meter themed rooms sit side by side: Asia, Dschungel, Gyn and Orient. Ten euros an hour at a minimum of two hours, so twenty euros and you’re in. Only Mönchengladbach sits below that at five euros, but there you book eight hours straight.

Basement of O in Leipzig has existed since 2011. In 2024 it moved to a building of over 120 m² near the zoo, with a playroom, a dungeon, a sensual room and its own hidden entrance. The Fetish-Hostel in Dresden has a cellar vault with a stable, but stands at a 3.4, the lowest rating on the whole platform. Read the reviews there.

Bavaria

Far away, but for completeness. Studio 33 is centrally located in Nuremberg, three minutes from the U-Bahn station Plärrer, and at €12 per hour at a minimum of three hours it’s the cheapest address in the state. The Fetisch Penthaus near Munich throws in a bottle of champagne, a small breakfast and a bowl of fruit, and runs from 18:00 to 14:00 the next day. Mietstudio Madame Dominique in Passau is one of the few with a large fetish wardrobe you may choose from.

Switzerland

Two of them, both bookable through the same platform. Spielzimmer Dreispitz sits in an industrial area in Basel and belongs to a club, so you can come day and night and there’s always someone present: bed with a cage and a neck iron in the door, standing cage with three doors, St. Andrew’s cross, pillory, slave chair, and a bar in the same building. The Masterroom near Schmerikon on Lake Zurich plays a very different game: 350 m² as part of a villa, with a pool, sauna and whirlpool.

Off the platform

Not every German owner is on My Playrooms. There’s a second layer: addresses with their own website and their own booking calendar, which you only find if you go looking. Below they’re listed by region.

One warning up front. This list comes from my own research and not from a booking platform with reviews, so the prices and the setup aren’t listed here: those differ too often and too fast. Check the site itself. And as noted above, the fact that something is listed here says nothing about its quality.

North Rhine-Westphalia and Berlin

The Berlin market is striking: it’s the only German city where most play spaces are rented out off the platform.

Hesse, Rhineland-Palatinate and Baden-Württemberg

And of the addresses you’ve already come across above, these have their own site where booking directly is often cheaper: Der Gutshof in Nordhausen, Verdorbene Welten in Schönheide, Basement of O and the Fetish-Hostel, House of O, House of Shadow, Fetish Farm Ludwigsburg, BDSM Apartment Freiburg, BDSM Appartement Heidelberg, Studio 33, Forbidden Garden, Fetish Lofts, The Sanctum, Hillwood House, La-Cachette, Secret Desire, SMimmi and Wilde Wutz.

What does renting an SM room cost?

Less than most people think.

Per hour it starts around €25. That’s what you pay per person at Fetishclub 78 in Oostham, and in Den Bosch every hour after the first costs the same. Studios with a website and a booking calendar sit higher: Donnafiera in Arnhem starts at €100 per hour, SPNKD in Antwerp at €360 for four hours excluding VAT. For a half-day, €150 is a common figure.

In Germany it’s lower, provided you’re willing to book longer. Ten euros an hour at a minimum of two hours in Crimmitschau and Gera, five euros an hour at a minimum of eight hours in Mönchengladbach, eleven euros an hour at a minimum of three hours at House of O in Karlsruhe. Reckon on €40 to €60 for half a day, against €150 for the same half-day here. Staying the night there usually costs between €130 and €250.

If you stay over, it runs from €40 a night at the campsite near Wittenberge to €449 for the juloft in Leverkusen. There’s everything in between.

Don’t look at the hourly rate alone. Towels, linens, breakfast, parking and the use of the toys easily add up to fifty euros, and with one it’s all thrown in while with another you pay for every item separately. An SM B&B of €88 with breakfast can quietly work out cheaper than a €60 room where you rent everything on top. People rarely do that math.

Searching further yourself

This list is not complete, and it never will be. If you want to rent a play space that isn’t listed here, these are the places where the supply is gathered:

• Secret Rooms rents rooms across the country by the hour or the night, with a search by location.
• My Playrooms is the German counterpart and the better of the two: ninety-seven play spaces, filterable by setup and house rules, and you book a time slot or an overnight stay directly. The full supply is written out above by federal state, so you only need to go there to book.
• On Fetlife there are groups where owners offer their spaces. Which ones is below. This list is regularly updated too.
• On Airbnb, discreetly described suites pop up now and then, like Secret Desire above. Rarely a real SM space, but privacy for sure.
• BDSMminnend keeps its own list of SM spaces in the Netherlands, Belgium and Germany, broken down by country.
• KinkySite sorts Dutch studios and rental locations by province, and SM Kamer Huren does the same by city. At the latter you’ll find, for instance, private club Casa Cherda on the Bezuidenhoutseweg in Den Haag, which has converted one of its large rooms into a full BDSM studio. Old-fashioned but usable are the link pages at bdsm-studios.links.nl and bdsm-studios.startpagina.nl.
• misterb&b is international and aimed mainly at LGBTI travelers, with a category for SM apartments.
• For Belgium: Cupiroom and Datingrooms gather rooms by the hour and romantic addresses by province, with a separate SM category. Let’s Go My Love is more editorial in approach, and Kinkyee is a French dungeon rental platform expanding into Brussels. In French, usually with a button for Dutch.
• For Germany: BDSM Studio Vermietung sorts studios by city. For Leipzig there’s a separate city guide.
• In the Netherlands, kinky.nl has a business directory with the BDSM studio category. Note that these are mostly commercial addresses where you book a session with a domina, and not so much empty spaces you rent yourself.

If you’re searching across the border, use the English terms: SM room, play space, dungeon rental, fetish apartment. In German it’s SM-Studio or Mietstudio.

What you come across while searching but can’t rent

Three kinds of address keep showing up in the search results and don’t belong on this list, because you can’t rent the space empty.

• Pro-domina studios. You book a session with a domina; the space is not a separate product. House of Submission in Den Haag is a clear example, as is Studio Isabel in Venlo, and in and around Groningen there are a few. Some studios do both, by the way, like Institut Bizarre in Bielefeld and Forbidden Garden in Munich, and those are simply on the list above.
• Sex cinemas with an XXX room. Erotic Cinema in Arnhem has a separate space with a cross and a sling, but that’s part of the cinema and not something you rent for yourself.
• Private houses with a BDSM room. Park 118 in Amsterdam and GoldenSun in Rotterdam, for instance. Those are sex venues, not play spaces.
• Clubs with a fixed SM space. Parenclub Monique in Wieringerwerf and Huize Monique in Amersfoort both have their own SM space, but only during club or theme nights. Monique’s even has its own site, bdsm-spel.nl, with a program of play Sundays and demos, but separate rental isn’t part of it. Shivaz in Ghent and Baccara in Zaandam above are the exceptions: those do rent out their BDSM space separately.

Beyond that, names circulate on collection lists that I couldn’t place or confirm: Dynamite in Nieuwegein, Lamour in Hulst, Mystique in Brabant, SM Studio 261 on the Geleenstraat in Den Haag, Domaine 10 in Middelkerke and a Boshuisje in Lommel. That last one is confusing, because the Boshuisje on this list is in Valkenswaard. If you know how it all fits, let me know.

Addresses whose website was down

These existed and were for rent, but their site wasn’t working when I wrote this. A dead website doesn’t always mean a closed space, so I leave them here in case someone restarts them or they turn up again via Fetlife.

• REGÊNT and The Funfactory, both in Den Haag. High-end studios and a kinky B&B studio respectively, on the 2e De Riemerstraat.
• BDSM Ruimte Huren near Nijmegen. This is in all likelihood the private home with two rooms listed under Gelderland above, so you can still find it there via Fetlife.
• Donjon de Laura, Antwerp area. Fully furnished space at a secret location.
• SM Villa, also known as Studio Roxy, Turnhout or Ravels-Poppel area. A villa with two chalets on a three-hectare woodland estate, whose play space was also separately rentable.
• Privéclub 51 in Menen. SM cellar with atmospheric rooms attached.
• Studio Darkside in Hamburg, with a torture hall, bizarre suite, clinic and dungeon.
• Spielzimmer Würzburg, a detached apartment of around 70 m² whose three play rooms you could rent separately.

In Groningen, Friesland, Overijssel, Zeeland and Limburg I found not a single independently rentable play space with its own website. What’s there is almost all pro-domina. The exceptions in those provinces are above, and they run without exception through Fetlife or Secret Rooms.

You can also look here, maybe there’s something new

This page is a snapshot. On Fetlife, ads keep coming in, from people who have just started renting out or who have just expanded their space. These are the two groups where that supply comes in:
